Here are some quick answers to common property queries in Singapore.

Yes, but with restrictions.
Foreigners can buy private condominiums, but need approval from the Land Dealings Approval Unit (LDAU) to buy landed properties such as terrace houses or bungalows. Certain properties like HDB flats and Executive Condominiums (ECs) have eligibility criteria and are generally reserved for Singaporeans and Permanent Residents.

Buyer’s Stamp Duty is a tax paid when buying property in Singapore. It is calculated based on the purchase price or market value (whichever is higher).
As of recent updates:

  • First $180,000: 1%

  • Next $180,000: 2%

  • Next $640,000: 3%

  • Remaining amount: 4% or more (depends on property type & price)

There may also be Additional Buyer’s Stamp Duty (ABSD) depending on your residency status and number of properties owned.

Typically, the whole process takes 8 to 12 weeks from the time you sign the Option to Purchase (OTP).
This includes:

  • Negotiation & securing financing

  • Signing of legal documents

  • Stamp duty payment

  • Final completion

If you’re buying an HDB flat, the process might take slightly longer due to additional eligibility checks and paperwork.
